The Government introduced new Electrical Safety Regulations for the residential lettings sector in 2020. It’s intended to help to ensure tenants will occupy “…high quality, safe and secure housing.” 5 yearly electrical safety reports are becoming mandatory and steps must be taken to make installations safe. The timeline for the introduction of the rules provides four main stages:- In view of the current restrictions on working practices and limited availability of Electricians, time is becoming short. We find many properties that are fully compliant. There are also other homes where work may range from a new consumer unit to full re-wiring. We arrange contractors to comply with all statutory tests as part of our general management duties. Property ownership has numerous rules and obligations and clients rely on us to ensure they meet compliance. In the climate of reducing alleged European Union bureaucracy, or Nanny State rules, the new Electrical Regulations seem at variance with other current initiatives. We encourage these rules and expect that the costs of any improvements will help retain the value of the property concerned. It is also anticipated that a valid electrical test will be worthwhile as they are likely to become a critical pre-requisite for mortgages and possession proceedings.
