Fire Door Inspections – Keeping flats and office buildings safe.

Recent changes to Fire Safety Regulations require regular inspections of all doors that provide fire separation in the common parts of residential and commercial buildings.

Fire doors should maintain safe escape routes, by holding back toxic smoke and stopping a fire spreading. Quoting the helpful guide from, London Fire Brigade:-

“Fire doors are a really important element of your fire safety strategy. Used correctly, they stop fires from spreading through a building, giving people time to escape and the Brigade time to attend and potentially save your premises. If a fire door is properly made by a BWF certified manufacturer, with compatible parts, and certified by an accredited third party, it should hold back a fire for 30 minutes or more.”

Our property management team have arranged inspections of hundreds of doors within our client portfolio. An extensive range of checks are made to ensure the doors meet their objectives. This includes hinges, door closers and glazing. Some remedial action is required, and competent contractors have a programme of works in hand.

The frequency of the door inspections is addressed from the updated Fire Risk Assessment for each property. Insepctions are generally required on a quarterly basis.
The new regulations on fire doors are just one part of the enhanced regime that has been introduced to protect occupiers in multi-let property. Day and Bell welcome the opportunities to improve building safety and security.
